Why Northern Nicaragua?
If you’ve been doing your research, then you already know that Nicaragua is one of the best real estate investments in Central America and will continue to be for years to come. Its reputation as a safe country, a dreamland of reasonable prices, and its naturally beautiful coastlines are just a few reasons why many retirees, investors, and adventure seekers are looking to Nicaragua as the next Costa Rica.
Northern Nicaragua may be the best long-term investment we have to offer. The area is coastal, near the northern city of Chinandega. There are several factors that make it a unique opportunity.
The best reason to invest in Northern Nicaragua is its shear beauty and low prices. The area consists of large dormant volcanoes, rolling green hills, interesting towns and beautiful beaches. Similar properties in Rivas (southern Nicaragua) would cost 4 times the amount they do here. In time, the prices will escalate, but for Northern Nicaragua that may take several years.
Another huge plus for this area is that it’s the focus of the Millennium Challenge Account, a US. Government funded project that is focusing on Chinandega and Leon. Over the next five years the Millennium Account will invest about 175 million dollars into roads, infrastructure, business development and property title clearing in the Chinandega/Leon region. This money assures that this area will modernize much faster than areas that promise development, but often take years to fulfill those promises. In Chinandega, the US is making the Nicaraguan Government promise that there will be long-term road maintenance funds in place before the roads are built. This assures easy access to coastal regions and future developments. Another complaint in Nicaragua is property title disputes. This area of Nicaragua will be under United States scrutiny; especially since American tax dollars are involved. As an investor, it’s always smart to follow the money, or better yet, be just in front of it.
The Marina Puesta del Sol (marinapuestadelsol.com) is near Chinadega and is the nicest, most luxurious resort in Nicaragua. The clients that come to the Marina consist of world travelers, wealthy Nicaraguans, international sports fisherman and sailors, and ,of course, surfers looking for uncrowned waves. It’s only a matter of time before wealthy Nicaraguans begin building beach homes and hotels in this area. In fact, Carlos Pellas, the richest man in Nicaragua (Bill Gates of Nicaragua), and one who is investing heavily in beach real estate, just purchased 100 acres of ocean view and oceanfront property in this area. The marina is also rumored to be planning with Taca Airlines for an airport at the head road of our properties. This is not a guarantee, but a good possibility. Should
an airport go in, value will further be added to any real estate along this coast.
